Flat commission can be better when the price is unknown. If the seller’s first quoted price lands in a top tier, a tiered model could cost more. A flat commission caps that risk while we discover the true price.
After a short consultation, we recommend the structure that protects your economics. Escrow fees typically paid by the buyer unless we set it otherwise in the proposal. For complex or rush hunts, we may add a retainer to cover intensive research and outreach, and we put every term in writing before work begins.
